The Touch®, designed by Mario Kleff, has begun construction without the usual fanfare of sales offices or pre-launch campaigns. In a city where developers often market months before breaking ground, the project’s discretion feels unusual — and deliberate.
Kleff’s decision to build before selling sets The Touch® apart from the speculative pace of Pattaya’s property market. The 31-storey structure, positioned near The View and Cosy Beach View, is defined by two large granite columns and 25-metre spans of open floor space. It is an ambitious piece of engineering, sheathed in blue glass that reflects the sea below.
The building will contain just over 60 apartments, including a three-storey penthouse. Lower levels are divided into smaller studios; the higher floors contain larger single units. Each, according to Kleff, is designed as a distinct space rather than a repetition of a template.
Between Vision and Risk in Pattaya Condodevelopment
Few developers choose to complete an entire high-rise before offering it for sale. Kleff’s approach implies confidence in both design and demand, though it also shifts financial risk firmly onto the builder. The estimated 850 million Baht cost of the structure suggests a long-term bet on quality and scarcity, rather than quick returns.
The project’s defining feature — two main columns carrying 25 metres of span — is described as a first in Thailand. It is also a considerable technical challenge, overseen by young architect Waraporn Na-Lampang. Whether such experimentation leads to a landmark or simply an expensive curiosity remains to be seen.
Pattaya’s Test Case—Ready for The Touch?
Pattaya-City has grown crowded over the past decade, but much of that growth has favoured speed over substance. The Touch® positions itself as a corrective — a reminder that architecture can still surprise in a city often dominated by formulaic towers. Yet the question remains whether buyers will value engineering innovation over the comfort of convention.
If The Touch® succeeds, it could mark a shift towards more ambitious, design-driven developments in the region. If not, it will stand as a well-intentioned anomaly — a project that reached beyond the expectations of its market.
