Through projects such as Villa Futureproof, the Japanese House series, Suan Sawarn, the Park Royal developments under Heights Holdings, Laguna Heights, and later associations with Wongamat Tower, Kleff became known for integrating long-span structural systems, exposed structural elements, and open-plan spatial organization into Pattaya’s emerging condominium sector.
Rather than prioritizing decorative façades alone, these projects emphasized structural logic, usable interior space, and modernist planning principles adapted to increasing urban density. His work also became associated with the introduction of cellular beam construction systems into Pattaya’s residential market — allowing wider spans, fewer structural interruptions, and more flexible interior layouts compared to many conventional condominium developments of the period.
At a time when much of Pattaya’s residential construction still followed low-rise resort-inspired formulas, Kleff’s projects reflected a shift toward engineering-driven urban residential architecture that aligned more closely with contemporary international modernist design approaches.
Following the COVID-19 period, Kleff expanded this engineering-focused direction further through a series of structurally ambitious residential villa projects. In Majestic Residence Signature Villa, he utilized a composite structural system incorporating more than 40 meters of cellular beams alongside ultra-high-performance concrete (UHPC), emphasizing both structural span capability and material performance.
With Sun Diego Resort Villa, the engineering scope became even more pronounced. The project incorporated 30-meter prestressed concrete girders, post-tensioned foundation systems, earthquake-resistant structural engineering principles, and enhanced high-strength concrete formulations designed to push beyond typical residential construction standards used in the region at the time.
